1.- The above mentioned owner hires the services of Qabirim Servicios Inmobiliarios s.a. in order to promote the sale of the above mentioned property.
2.- The owner retains the right to hire the services of other intermediaries.
3.- In case of a sale to a person introduced or reported by Qabirim Servicios Inmobiliarios s.a. (or of a sale to parents, heirs, legatees or associates of this person or to companies represented by this person) Qabirim Servicios Inmobilairios s.a.’s fee will be five percent of the price of the transaction, payable at the formal notarized closing. In case of an advance on the price being paid or a purchase option being granted, the owner will cancel at that time to Qabirim Servicios Inmobiliarios s.a. five percent of the amounts involved and the balance of the fee at the time of the formal notarized closing.
4.- The fee will also be due if within one year from the end of this contract, the property is sold to a person introduced or reported by Qabirim Servicios Inmobiliarios s.a. during the validity of this agreement. The same will apply to a sale to parents, heirs, legatees or associates of this person or to companies represented by this person.
5.- This agreement has a tacitly renewable validity of six month.
6.- This agreement will be governed by the laws of the Republic of Costa Rica and any dispute will be submitted to the Costa Rican courts.
